今年以來，已有多家長租公寓相繼"爆雷"（go bankrupt）（注意是爆雷，不是暴雷，前者是金融術(shù)語，后者是氣象術(shù)語），蛋殼公寓最為典型，許多租客無家可歸，這一問題在網(wǎng)上迅速引發(fā)了熱議。

我在金融時(shí)報(bào)上看到了相關(guān)的報(bào)道，今天公眾號"高齋外刊雙語精讀"就分享大家看看。今天這個(gè)筆記簡單，以單詞解析為主，畢竟都太細(xì)了，大家可能看著也累，O(∩_∩)O哈哈~

01

蛋殼等長租公寓的模式

原文：

Leasing platforms have pursued aggressive business models. Many would pay market rates to acquire apartments and then charge renters a lower price to grow market share. Another common practice aimed at improving cash flow was to pay landlords each month but collect six or more months of rents in advance from tenants.

調(diào)整后的ft譯文：

租賃平臺采取了激進(jìn)的商業(yè)模式。許多平臺會以市場價(jià)拿下公寓，再以較低價(jià)格出租給租戶，目的是擴(kuò)大市場份額。另一種改善現(xiàn)金流的常見做法是租金按月付給房東，但向租戶提前收取6個(gè)月甚至更長時(shí)間的租金。

2. 熟詞偏意：market rates是一個(gè)專業(yè)術(shù)語，表示"市場價(jià)格；市價(jià)"。這里重點(diǎn)講一下rate這個(gè)詞。rate作名詞除了常見的"速率；比例"含義外，還可以表示"價(jià)格；費(fèi)用"。我在外刊精讀翻譯班就講到了這個(gè)詞，原句是：

Vaughn Moore of AIT Worldwide Logistics, a freight-forwarding company, reports that rates have risen from $2-3 per kilo to $9-11, which for some goods is prohibitively expensive.

美國貨運(yùn)代理公司AIT總裁兼首席執(zhí)行官沃恩·摩爾（Vaughn Moore）表示，運(yùn)費(fèi)已從每公斤2美元-3美元上漲到9美元-11美元，一些貨物實(shí)在難以承受如此高價(jià)。

3. 同義表達(dá)：charge sb a lower price表示"收取較低價(jià)格"，其中charge表示"要價(jià)；收費(fèi)"。

charge sb a lower price的同義表達(dá)是undercharge sb，比如金融時(shí)報(bào)上介紹這些長租平臺經(jīng)營模式時(shí)還有這么一句話：

Companies undercharge renters to draw them in or collect large advance payments.

平臺利用"高進(jìn)低出"方式吸引租客或"長收短付"。

4. pay market rates to acquire apartments and then charge renters a lower price這部分的意思是平臺簽下公寓再租給租戶，這一模式實(shí)際上就相當(dāng)于"轉(zhuǎn)租"，金融時(shí)報(bào)上對租賃平臺這一經(jīng)營模式是這樣描述的：

Companies sign multiyear leases with individual landlords before subletting the homes to tenants.

該行業(yè)的模式是企業(yè)與個(gè)人房東簽訂多年租約，然后再將房屋轉(zhuǎn)租給租戶。

sublet這個(gè)詞就表示"轉(zhuǎn)租"，如：

The company rented the building, occupied part and sublet the rest.

該公司租下了這棟大樓，占用了一部分并轉(zhuǎn)租了其余的部分。

這里記住兩個(gè)詞，rent表示"租"，sublet表示"轉(zhuǎn)租"。

5. 句子結(jié)構(gòu)分析：Another common practice aimed at ...這句，aimed at improving cash flow是過去分詞作后置定語修飾common practice；aimed at表示"旨在"，后面跟的是doing。

6. 固定表達(dá)：cash flow指現(xiàn)金流動，資金周轉(zhuǎn)。

7. 同義替換：pay landlords each month意思是按月向房東支付房租，可以替換為pay landlords monthly。來看金融時(shí)報(bào)上的相關(guān)例句：

Operators received a year of rent from the loan, while paying landlords only monthly.

住房租賃運(yùn)營商通過"租金貸"一次性拿到一年的租金，但只需按月向房東支付房租。

8. 固定搭配：collect rents表示"收取房租"，向某人收取房租是collect rents from sb。一定語境下也可以說collect payments，如前面的collect large advance payments。

可見，rent可以作動詞，也可以作名詞。

例如：村民們向外地人收取房租。

英文可以說：

Villagers collect rents from outsiders who have taken up residence.

9. 平臺按月支付，但提前收取租戶6個(gè)月甚至更長時(shí)間的房租，這部分涉及到一個(gè)專業(yè)術(shù)語的表達(dá)"maturity mismatch 期限錯(cuò)配"。通俗來說，企業(yè)或平臺可以利用期限將短期資金轉(zhuǎn)化為長期資金，投資于期限較長的項(xiàng)目，實(shí)現(xiàn)儲蓄向投資的轉(zhuǎn)化。比如余額寶等金融產(chǎn)品的經(jīng)營模式。

金融時(shí)報(bào)上對租賃平臺是如何利用"期限錯(cuò)配"來擴(kuò)大業(yè)務(wù)的有具體解釋，它是這么說的：

This maturity mismatch allowed the operators to use the excess cash to seek new rental flats and expand their business. And because tenants, not landlords, were paying loan interest, this growth capital was essentially free for the operators.

這種期限錯(cuò)配使得運(yùn)營商能夠利用剩余的錢簽下新的出租公寓，擴(kuò)大業(yè)務(wù)。而且由于支付租金貸利息的是租客而非運(yùn)營商，所以對運(yùn)營商來說，這些擴(kuò)張資本基本上是零成本的。

原文：Mr Pan estimated that rental yields were only 1 per cent. "A lot of companies have very high costs, but they’re more focused on impressing VCs than serving customers." Analysts say a sustainable business model for rental housing remains elusive.

Gross rental yields in Shanghai are between 5 and 6 per cent.

在上海，租金回報(bào)率總體在5%至6%之間。

between 5 and 6 per cent和5-6 per cent是同一含義。

"租金回報(bào)率"還可以說rental returns，如rental returns of more than 5 per cent 超過5%的租金回報(bào)率。yields和returns都可以用來表示"收益；回報(bào)"。

2. remains elusive[i?lu?s?v]可以表示"難以捉摸；難以實(shí)現(xiàn)；仍不清楚；遙遙無期；模棱兩可"等很多含義，具體需要根據(jù)語境來確定。舉個(gè)例子：解決方案尚未找到。英文可以說：solutions remain elusive.

elusive這個(gè)詞本身的含義是"難找的；難以達(dá)到的；難以實(shí)現(xiàn)的；飄忽的，難以捉摸的"。舉個(gè)例子：晚上很難打到出租車，就可以說Late-night taxis are elusive.

它衍生出來的名詞是elusiveness，意思是"飄忽不定；難以捉摸；閃避；狡詐"，我們說某人的性格飄忽不定就可以用這個(gè)詞來表示，如：the elusiveness of her character她難以捉摸的性格。

對房東的影響

原文：Landlords have also fallen victim to the slowdown as rental operators delay rental payments or request lease cancellations.

調(diào)整后的ft譯文：房東也成為這次經(jīng)濟(jì)放緩的受害者，因?yàn)樽赓U運(yùn)營商推遲支付租金或要求解除租賃合約。

1. 固定表達(dá)：fall victim to是一個(gè)固定表達(dá)，表示"成為……的受害者/犧牲者；屈服于……"。

高齋翻碩班在講到2018年北航MTI漢譯英真題時(shí)講到了這個(gè)短語，原題是：

女性收入大幅低于男性，頻繁遭受性騷擾和性侵犯。

Women were paid much less compared to their male colleagues, and they frequently fell victim to sexual harassment and assault.

2. Operators表示從業(yè)者，運(yùn)營者，比如CATTI和MTI考試中常見的"旅游從業(yè)者"就是tourism operators.

對租戶的影響

原文："If I knew it was a rental loan, I would never have signed the contract. After all, it will affect my credit score," said Lei Wenqi, a 24-year-old product manager at an internet company in Beijing. The delayed payments have prompted many landlords to evict tenants even when they have paid their rent in full to the platforms.

調(diào)整后的ft譯文：北京一家互聯(lián)網(wǎng)公司的產(chǎn)品經(jīng)理、現(xiàn)年24歲的雷文奇（音譯）說道："如果我知道是租金貸的話，我絕對不會簽合同。畢竟，這會影響我的個(gè)人征信。"延遲付款導(dǎo)致很多房東驅(qū)逐房客，即使租客已經(jīng)向平臺全額支付了租金。

1. evict[??v?kt]：v. 這個(gè)詞通常指因?yàn)檫`法或毀約從房屋或土地上驅(qū)逐，趕出，逐出，如：

A number of tenants have been evicted for not paying the rent.

許多房客因不付房租被趕了出來。

趕出某個(gè)地方是evict sb from some place，被動就是sb be evicted from some place。

1. ensuing [?n?su???]：adj. 接著發(fā)生的；接踵而來的；隨之而來的，同義詞是following。ensuing的動詞形式是ensue，表示"接著發(fā)生，接踵而來，隨之產(chǎn)生"。

比如經(jīng)濟(jì)學(xué)人上分析退休與工作的利弊時(shí)有這么描述工作的好處的：

But work has many compensations. It keeps the mind active and gives people a purpose in life. The first month of retirement may seem idyllic, but boredom is bound to ensue.　

但工作也有很多好處。它讓頭腦保持活躍，賦予人們生活目標(biāo)。退休后的第一個(gè)月可能看起來詩情畫意，但無聊肯定會接踵而至。　

2. 固定表達(dá)：cash crunch指現(xiàn)金短缺。同義詞是shortfalls in cash。

3. chase late payments意思是追討逾期欠款。late payments就表示"逾期付款；延期付款"。講一下chase這個(gè)詞，它可以表示追討欠款/債務(wù)，如：

A part-time bookkeeper will relieve you of the burden of chasing unpaid invoices and paying bills.

雇一個(gè)兼職會計(jì)將使你擺脫追討未付單據(jù)和支付賬單的負(fù)擔(dān)。

表示追討錢財(cái)/欠款/債務(wù)/賠償時(shí)除了用chase，還可以用最開始碰到的pursue和recover，如：pursue industrial injury claims 追討工傷賠償。還比如：

We are taking advice on legal steps to recover the money.

我們正在就追回該款項(xiàng)所需的法律程序咨詢律師。

4. 固定搭配：owe sb/公司等+some money，或者owe some money to sb/公司等表示欠某人或公司多少錢。
